Helpful Leasing Tips

• Lease Renewals – Renewal offers are typically sent 90–120 days before your lease ends. This gives you time to review the new rental rate, lease term options, and any renewal specials. Planning ahead helps you make the best decision for your next lease term.

• On-Site Transfers – Many communities allow residents to transfer to another unit within the same property. This is ideal if you need a larger unit, or a new location within the community. Ask about transfer fees, notice requirements, and availability.

• Sister Property Transfers – Some management companies operate multiple communities and may allow residents to transfer to another property they manage, sometimes reducing application fees or deposits.

• Lease Break (Early Termination) – Breaking a lease early usually requires written notice and an early termination fee. Always review your lease agreement carefully before making a decision.

• Roommate Add-On or Removal – Adding or removing a roommate typically requires management approval, updated applications, and a lease amendment signed by all parties.

• Resident Portal – Most communities provide an online resident portal where you can pay rent, submit maintenance requests, review lease documents, and receive community updates.

• Community Policies – Every community has rules regarding parking, guests, pets, noise, and amenities. Familiarizing yourself with these policies helps prevent lease violations.

• Move-In / Move-Out Process – At move-in, complete the Inventory & Condition Form and take photos of the apartment to document its condition. This protects you from potential damage charges at move-out

.• Lease & Renewal Specials – Apartment communities frequently run specials for new leases and renewals. Staying informed about current promotions can help you save money.

• Notice to Vacate – Always remember to provide written notice at least 60 days in advance to be safe. Sending an email creates a written record, and most communities will also require you to complete the official Notice to Vacate form in the leasing office.

These are just the basics.

"A quality apartment experience should be the standard - not the exception." Residents deserve a clean, well-maintained community in a location that fits their lifestyle, whether that means a vibrant area near the action or a peaceful, quiet neighborhood. Amenities should be fully accessible and properly maintained, with pools, fitness centers, equipment, and community spaces functioning the way they were designed to. A great community also provides responsive maintenance and professional office staff who value residents and handle concerns promptly. Residents should have a clear understanding of their lease agreement, feel comfortable in their home, and enjoy the added benefit of resident events and community engagement.

Your apartment should feel like a five-star living experience — every day."— Robert Robinson, Realtor
